This apartment building in the Snelling Avenue area was built in the early 1900’s taken care of well but there was deterioration of upper parapet wall brick ties. From the front of the building the brickwork was noticeably pulling away from building and was enough to warrant an urgent repair.

The Problem
The bricked had pulled loose from building and was slanting off building creating a possible hazard with falling brick. The upper 6 feet of the apartment building was particularity in need of masonry work. This is a common situation for brick condos, apartments, and heritage preservation HPC buildings that we that we take seriously and can work on quickly.

The Work
The work started in January when temperatures average below freezing. This is called “cold weather masonry” and we have extensive experience working over the winter months using this technique. The work area is wrapped with a clear insulator and heated to a temperature that mortar will cure properly. In this case four story scaffolding was installed allowing our workers access to the upper floors and keeping pedestrians and residence safe below.

Repairs and maintenance was done on windows, walls, brick, parapet wall, and window sills. Tuckpoint work was done on deteriorated mortar on brick window sills was also replaced and tuckpointed with our five step process of removing and replacing. On the upper parapet wall the original brick on building was removed, cleaned,and replaced using new steel wall ties. All existing old brick had to be removed, salvaged, and re-laid.

After discussing the issues and giving our detailed assessment of the problems and work needed, we worked within a time-frame and budget to bring the apartment to a safe condition and keeping the style and feel as original. The five point tuck-point brick and stone work is more involved but gives you the longest lasting exterior and best historical match.

Historic Building Brick and Stone Repair

Location: Selby near Summit Ave
This historic building near Summit Ave is a mixed retail and residential building that is well recognized and visible from Selby Ave. Built in the late 1800’s it is within the HPC footprint of heritage preservation commission buildings. Architecture is red brick and decorative Bayfield Brownstone with dormer windows and carved stone pillars framing the upper floors.

The original “Bayfield Brownstone” had deteriorated and with no current source for these in many decades, the bricks will need to come from other old buildings. On the main / entry level, the stone had deteriorated around the entire foundation (Brownstone) causing moisture to seap into home and issues with structural foundation.



The original quarried brownstone was also deteriorating around windows (sills) causing moisture issues. Brickwork had deteriorated on the walls and pillars and there was some pieces that broke off exposing building to elements and diminishing appearance of the building.

Starting with foundation, all the deteriorated brownstone was replaced with a cut brownstone sourced from a historical stone supplier to identically match the existing design. These are found on other historical buildings and cut either at the supplier or on site.  Brownstone window sills were replaced with re-purposed with matching historical brownstone.

Tuckpointing and brickwork was done extensively throughout all four sides of the building using our five step process of removing and replacing mortar. The original “Bayfield Brownstone” had deteriorated and with no current source for these in many decades, the stone had to come from other old buildings that have been salvaged.

This was about a sixty day project with a large amount of tuckpoint brick repairs that should last the condo owner for decades. We worked within the business owner’s budget and clearly detailed the work and costs in advance.
With structural foundation restored to the original design the building will have more structural integrity and it can prevent other issues and repairs in the future. The windows were repaired helping insured a weather seal and better insulation for energy savings.

Here are some pictures of jobs that we have done showing the original condition along with improvements and some of the work that was done to get there.


We needed to remove the entire top layer of brick because at some time prior to this, another person did a very poor job tuckpointing and the bricks we're falling apart. Because of the bad work water started getting into brick causing failures and cracks throughout. The first thing was to find a similar looking brick and then rebuilt the entire job with a matched color pigmented mortar for final touches. The result matched the modern look of the home, alleviated water problems, and will last the home owner for years to come.



This decorative stone lamp post is very common in this neigborhood. They used to have gas lanterns on every house in this area making it a signature design of the period, fashion, and area. The stones came loose from deteriorating mortar between stones and there were some pieces falling off. We wanted to maintain the original look for the homeowner so we mapped out where every stone went and proceeded to removed every stone all the way down to footing. The next thing was cleaning off all original mortar joints from each stone and then after it was clean and prepped, we began to rebuilt it exactly the way it was originaly with matched pigmented mortar similar to the house colors.



We were called to this condo because water was leaking into the owners bedroom and damaging carpet, causing mold, and seaping on the interior walls. We removed a section of brick on the exterior (while saving as many original brick as possible) to discover the cause and location of the water leak. We installed a rubber flashing on interior wall (behind brick and under first course of brick) to assure that if any water does get in again that it diverts out rather than inside the wall. After the flashing, we replaced all original brick back on the wall using carefully colored or "pigmented" mortar to match. Because of the damage, a few bricks needed to be replaced but we were able to find some that almost exactly matched the color and pattern of the original. We solved both the water leaking and the bricks matching so there were no signs of water damage and water would not leak there again.



This home had a chimney was severely deteriorated and many bricks were loose or had already fallen out. Again, because of work that previously had been poorly done (tuckpointing badly). There was some scaffolding that was erected up and around chimney for working and preventing any damage to the roof. First, the old chimney bricks were torn down carefully below the roof into the attic. We found a very similar brick that matched in texture and color and then rebuilt the chimney to the original height and to city codes. Although this chimney lasted for over 50 years, the poor job that was done tuckpointing caused severe deterioration but after rebuilding, they should see many decades of use without any problems.
